What Should Be Included in a Builder's Quote?

A written, itemised quote is the foundation of any successful building project. Without one, it is impossible to compare builders fairly, understand what you are paying for, or hold a contractor to account if something goes wrong. This guide explains what a good builder's quote should contain.

What a Good Quote Should Include

  • A clear description of the work to be carried out — not just "extension as discussed" but a detailed scope of works.
  • Itemised costs for each element — groundworks, structure, roof, external walls, windows, internal finishes, etc.
  • The specification of materials — brand, grade, type and colour where relevant.
  • What is explicitly excluded — for example, decoration, flooring, or kitchen fitting.
  • The proposed start date and estimated programme.
  • Payment terms — stage payments tied to progress milestones, not arbitrary dates.
  • What happens if unforeseen work is discovered — how variations will be priced and agreed.
  • Whether VAT is included or excluded.
  • The builder's insurance details.
  • A clear process for agreeing any changes to the scope of work.

How to Compare Quotes Fairly

To compare quotes fairly, you need to ensure each builder is quoting for exactly the same scope of work. If one quote is significantly lower than the others, ask specifically what has been excluded. Common areas where quotes differ include:

  • Whether Building Regulations fees are included.
  • Whether the cost of a skip is included.
  • Whether internal decoration is included.
  • The specification of windows and doors.
  • Whether structural steelwork is included or priced as a provisional sum.

The cheapest quote is not always the best value. A quote that excludes key items, uses inferior materials or is based on an unrealistic programme can end up costing significantly more than a higher initial quote.
